Update for Estate Agents

Home Information Packs (HIPs) are now a legal requirement for anyone wishing to sell their property. All residential homes being marketed for sale (with some exceptions) will require a HIP to be commissioned prior to marketing. This means if an estate agent advertises your property knowing you have not ordered a HIP they are acting unlawfully and could consequently receive a fine.

From the 1st June 2008 the regulations surrounding the HIP will change again and a Lite HIP will then be required BEFORE marketing commences. This means you will have to wait for your chosen HIP provider to send you your ‘partial’ HIP prior to advertising, this is what is known in the industry as a Lite HIP and will include your Energy Performance Certificate (EPC), Proof of Title and Land Registry. Your Searches will need to have been ordered but not received before the HIP is supplied.

These impending regulations could have serious consequences on first day marketing for vendors although at Marcus Grimes we have strived to counteract any negative impact to ensure our client's property transactions remain as stress free and unaffected as possible. Options Available for Acquiring Your Home Information Pack

  • OPTION 1
    • Instruct your own solicitor to compile the Home Information Pack and Energy Performance Certificate or a HIP provider of your choice.
  • OPTION 2
    • Instruct your own solicitor to compile the Home Information Pack minus the Energy Performance Certificate.
    • Instruct Marcus Grimes to perform the Energy Assessment.
      This option allows you to utilise our in-house Domestic Energy Assessor for the EPC. The advantages of Option 2 are:
    1. It will not be a faceless individual from out of the area that visits your home but a member of the Marcus Grimes team ensuring a professional and courteous service.
    2. No high pressure sales.
    3. The turnaround time will be predominantly faster.
    4. The EPC is competitively priced.
  • OPTION 3
    • Instruct Marcus Grimes to compile the complete HIP. Working with The Institute of Domestic Energy Assessors (IDEA), Marcus Grimes is able to provide you with a HIP that offers an all encompassing solution to selling your home.
      The advantages of Option 3 are:
    1. You get all the advantages associated with the EPC in Option 2.
    2. Competitively priced HIP.
    3. A timely and efficient ordering process online.
    4. Online case tracking software with your own unique login.
    5. The Hip Provider is HIP Code and PCCB compliant and is also a member of AHIPP.
    6. It's the easiest option for the seller.
  • OPTION 4
    • Organise your own HIP via an online portal such as www.doyourownconveyancing.co.uk. This could be a cost effective exercise but prove to be timely and stressful for those leading a busy lifestyle.
