  • Beautiful late Victorian detached house
  • Secluded and beautiful gardens
  • Quiet and peaceful convenient central position
  • Spectacular views to the south

A late Victorian detached Sussex style family house, standing in secluded south facing gardens with dramatic distant views across to the South Downs. We understand that the property was built and gifted to the nearby primary school, as the headmaster’s house, by the Sergison family and completed in 1880. In 1937 it was sold into private ownership. It is thought to have been extended on the eastern side in 1900 to create more ground and first floor accommodation.
Our clients have been in residence since 2004 and commissioned their own improvements a year later including new double glazed sash windows, remodelling of the kitchen, replacement of bathrooms, new central heating and creation of additional off-road parking. Today, the building represents that popular bygone era of elegant Victorian design with its high ceilings, fireplaces, attractive windows and gable ends, along with a large three room basement level, all with windows that holds great potential to convert subject to consent. Replaced weighted sash windows are now double glazed, and the gas fired boiler has been replaced together with twin pressurised hot water systems.
The house and front door is approached via a deep storm porch, opening into a spacious hall. There are 3 principal reception rooms, all with fireplaces and a remodelled kitchen breakfast room with Aga cooker. In addition, there is a rear hall and cloakroom with doors to the garden and a charming brick courtyard with the original well and pump. Access to the rear garden is also available from the beautiful conservatory off the drawing room. To the first floor there are 4 double bedrooms an ensuite shower room and large family bathroom. The lower ground floor is a real feature of Church House, comprising 3 brick floored rooms of good size and ceiling height and ample natural light from windows. There is power and lighting, and it is home to the Worcester gas boiler. There is a workshop area, wine racking and together these provide excellent dry storage. Outside the front enjoys a detached brick garage with up and over door, power and lighting with an adjacent paved parking area. There is also a separate workshop/shed.
A gate takes you from the drive, across the front lawns and path to the front door,  all protected by high evergreen hedging, around and through the side garden via mature shrubs and fruit trees to the rear expanse of lawn. Again, completely enclosed by high hedging and with a delightful gazebo and raised patio facing west, for alfresco dining and entertaining. The house and grounds have been carefully maintained, and the visitor will be instantly impressed by the elegant style of the accommodation, the seclusion of the setting and the glorious panoramas.

LOCATION

Church Platt as the name suggests is the lane leading to Holy Trinity, an ancient and historic steepled church. A no-through road, it is the access to a handful of character houses and cottages along with the Old School, now a community building. The High Street is a short stroll through the church lytch gates to the picturesque High Street where a range of specialist shops, general store, pubs, cafes and chemist can be found. The village has a renown spa Hotel at Ockenden Manor, a golf club, cricket and rugby pitches and both a primary and secondary school. Mid Sussex is known for its excellent choice of independent schools such as Hurstpierpoint and Ardingly Colleges, Cumnor House, and Burgess Hill Girls to name but some. Local walking along the myriad of footpaths is literally from the doorstep. The town of Haywards Heath is 2.5 miles to the east, with several large supermarkets, a busy main shopping thoroughfare and a mainline railway station offering fast regular services from  Southern and Thameslink railways into London from about 45 minutes. The A23 dual carriageway linking the M25 with Brighton, the coast and Gatwick airport is about 5 minutes’ drive to the west.
